Abstract
Palembang as the capital city of South Sumatra Province has a population density of 3,999 inhabitants/km2 in 2016 where it has experienced a high increase since 2006 which has a population density of 3418 inhabitants/km2. In addition, the government revenue of Palembang City has increased significantly in 2016, which is about 15.51% compared to the previous year. In addition to being a growth center for the Province of South Sumatra, the city of Palembang has
recorded ever held a variety of national and international sports events. The number of sports agenda that held the encourage the improvement of urban facilities and infrastructures also the increasing land value in various areas within the city. This research tried to analyze land value pattern along with contribution of influencing factor that is location characteristic (accessibility
of road network and infrastructure) and legal characteristic (land rights and RTRW).The method used is through secondary data collection and validation. The analysis is done by overlay the spatial data determining the value of the land as well as explained by existing land value zone. The results show that high land values tend to be located in urban areas especially those destined for commercial activities. In addition, the existence of new growth centers such as Jakabaring Sports Complex also triggered a high enough land value in the vicinity.
